You have already achieved more than a large share of the population who "just about bought a property one time". 

If you want to go with the galley style kitchen, it would be worth spending the money to center up the laundry room doorway and moving the fridge more down that way on the garage wall side so it does not stick out.

It was built in 1984, 2 units split style, new roof, siding etc... it even appraised for $10,000 more than his purchase price.  

And we can't achieve the passive part if we have to be (or choose to be) active.As for the 20-25% it costs to do that, well, that's the cost of doing business--or should I say, of not doing business. :-)

Real estate is one of the best ways to achieve that.
