Throwing that word around in conversation and in emails with your deals or with "customers" (not called "clients"- also implies a legal relationship) can come back to bite you.

I also have some clients who are looking to partner up with someone on a fourplex.

The house is located in Ohio, I'm not in the area and don't have a strong local network there for lenders.

I would strongly suggest that you consider small apartments if you feel good about them and can add value some way.

The Utah MLS's are very aggressive in protecting the privacy (sales prices) of the Realtors' clients, so my guess it the data freeze applies to Realtor.com as well.  

If they are not strong borrowers, having second position does have its risks, so the borrowers need to be properly vetted.

I have a strong desire to be successful in real estate investing, however I need a place to start.

As you can tell, I had a client that had a horrible experience with 203k loan/lender that allowed them to get many different contractors for the repairs. 

I feel that is was a strong negotiating tool.
