You can pay an out of state inspector to do the job, but more importantly, I'd physically checkout a property no matter where before buying.

Any types, is it tricky or pretty straight forward?

My advice would be to absorb as much as possible by taking advantage of the free materials, which I found to be very straight forward.  

I am starting to think the same thing......Think I will check out some more posts and podcasts then dive in. 

(Make sure you do not go cheap and undersize your ac unit, you'll regret it later in maintenance calls or complaints of it not cooling the house off enough when it's triple digits and 75% humidity) If you need any wiring done, check out Bybee Electric - they'll get it done quickly and efficiently.
