I will do simple stuff and yard work but I also am one hour drive from my properties so sometimes it makes more sense to hire a local handyman at 20$ an hour instead of me driving out there and back and having tenants come out and bug you about other stuff your not even there for ( this is a common problem in multifamily houses) I do whatever is feasible to avoid seeing or being around my tenants

Since you're investing out of state, the latter is not exactly feasible for you, unless you plan to narrow down your search to one area and frequent it.
