I buy houses 100+ miles away from where I live so checking out every house in person is not feasible.

It has 9 small offices, 2 half baths, 2 kitchenettes, parking, storage, etc. plus several entrances.  

Looking for some direction in how to value a brand new 120 unit  self-storage facility that is currently 30% occupied (over last 5 months). 

I want one to build one apartment complex and a self storage complex.

Then sell them or put them in storage for your next AC issue.

I have many questions but two that I would really like info on are:1) The previous owner turned their storage into a 1 bedroom 1 bath, we plan to rent it out also, is there anything we must do prior? 

There is also self-storage, office, industrial, warehouse, hotels, senior living, etc.

People like storage space.

I will do simple stuff and yard work but I also am one hour drive from my properties so sometimes it makes more sense to hire a local handyman at 20$ an hour instead of me driving out there and back and having tenants come out and bug you about other stuff your not even there for ( this is a common problem in multifamily houses) I do whatever is feasible to avoid seeing or being around my tenants

Since you're investing out of state, the latter is not exactly feasible for you, unless you plan to narrow down your search to one area and frequent it.
