Not sure of garage square footage.

If the seller won't guarantee the legality of the basement and is overstating square footage, I would lean toward the basement being not legal.Tax records and other buildings in the area indicate the SF is 2082, not 2650.

Hi Everyone, we are looking to build a small ADU (under 500 square feet) in our front yard (checked with the City and this is okay as long as we meet setback requirements.)

I plan to put 20 to 25% down and mortgage the rest.I should be able to get rent somewhere between $17-$18 per square foot and the property is 1000 ft.².

It has 2700 square feet on the 1st floor, 2700 square feet on the second floor, an attic of 200 square feet, and a basement of 1000 square feet. 

My plumber said it looks like it was improperly installed sticking out of the ground by more the  than 3 feet. 

Your costs are too high -over $450 per square foot (based on a 650' ADU) with no expenses for land? 

@Tom Carmody I had a pipe burst in my house and the plumber suggested I put vents every 3 feet in the wall so we could get heat in the wall to prevent the pipes from freezing.

With 700,000+ square feet of class A office coming to downtown san diego, how difficult will they be to lease up?
