So, yesterday we sent for a secured credit card[ you borrow your own money] As soon as his back pay arrives we are going to get him a passbook savings loan [meaning once again he will be borrowing his own money.He has siblings and some of my grandkids who lay floors,paint houses, and do electrical work who would help us refurbish the house.

That seems like somebody is trying to establish floor on the fee paid for the sale.

As this is a very small house, there is no cracking on the walls or ceiling to indicate this issue inside, nor is the floor badly sloped so you can tell without using a level (the rooms are small), and now I wish I had crawled on my belly into the very low crawl space prior to making the offer or at least brought a tennis ball to see how it rolls.

Since Friday we've completed demo work, replaced a floor joist, and removed an ugly and useless wall (other than being load-bearing, that is) to open the floor plan.

Another thing that makes this rehab tough, is that we can't see 90% of the floor because of all of the clutter.

In one my feet stuck to the floors they were so filthy, and the toilets hadn't been cleaned yet this year, the walls had holes, they all stunk and had varying degrees of unidentified food on all the stoves.

Everything seems in good shape from visual inspection, and the previous owner removed unsightly wood panneling, repainted, added new carpet and flooring and upgraded some plumbing.

Last year the tenants in the top floor of my Multi family home had a lot of trouble with the heat.

(i.e. replacing carpet with hardwood floors).Ultimately I'm trying to see if it's better to sell the house or to do a 1031 exchange for a multi-unit in couple years.
