I've shifted my focus to renting travel trailers (because they're much easier to find and can be moved with a pickup truck) and just last week bought my first one. 

There are always options during market shifts so we made sure we could cash flow rent while we held for the market to improve.

I do think that will change in the next year or so with the shifting market so I think there are some great opportunities coming our way.

I think the best strategy is to keep an eye on the market and shift strategies as needed rather on being fixated on just one strategy within real estate. 

The area is not known for shifting foundations (at least to my limited knowledge) but I have never done a project with any foundation issues and I am very hesitant.

You're right -- and even 'though I part-time moonlight with my old gig for Roth money, cover the business expenses of cell phones/internet/mileage, there's no reason I couldn't dribble a few bucks into a Solo, then shift other IRA assets over.  

My opinion is that this will shift over the next few years in favor of single-family homes as people start valuing privacy, having space for their family and pets, and move to the suburbs.

This process still needs a LOT of fine tuning to be seamless, but it's been working for me so far through my last four tenants.
