@Yoselin Pearce I'd encourage you to look into school zones, and target high performing school zones!

if so, its a winner...even if not, the one that is performing better covers the difference....you could always trade it, but what would it be worth in 25-years?

The portfolio was performing with all the tenants but one paying rent, which alleviated risk.

The equity you take out is the cash portion of the 50/50 equation, we want it liquid so we could front run a deflationary cycle but we want it performing to maximize returns.  

I have sent a notice of default, the buyer was given the prescribed time to perform and he has not.  

What the lender wants to see is what the projected performance is looking into the future. 

A website is not some magic carpet ride that for magical and for unknown reasons, a "good" website will magically generates leads, and if it doesnt perform, it is bad.No!

I have been following Steve Terry and he recommends in his course to only assign contracts if the deal nets $10,000 or less, and to perform a double escrow on deals that net more than $10,000.

Some will suggest surveying the industry and seeing what others who perform the same role and duties typically get paid. 

You also would want to have a qualified appraisal of the property performed to set the transaction price.
