. :) I also happen to be scouting for a jumbo loan for my new primary-house (new reputed construction, ~$755K ) with 10% down, in Milpitas, so I would welcome any reference for that purpose. :) :)

Pipes froze and burst in kitchen,  Plumber repaired the problem. 

If they have a bank account, ACH or Dwolla should be good enough to send money I would think.With my plumber, I will typically send a check using the Bill Pay feature in my bank account  (USAA) and he will receive a check in about 4 days

There are some reputable companies that look for private lenders to fund investor's project and they vet the investor and project and give you a rate of return of anywhere from 10-13%.

I still plan to use plumbers/Electricians but the rest of the stuff like tile installation/carpenter work, hanging cabinet has anyone tried hiring from temp agencies who provide construction workers. will that be a cheaper route?
