He tells me the property has been vacant since October 2017.Note that Oceanpointe deposited rents from October 2017 through March 2018.3/28/2018 - I sign the contract to change PMs to Wilmoth Group;4/2/2018 - The Wilmoth Group PM sends me many photos of the destroyed property, including what appears to be an abandoned stolen vehicle on the premises; they estimate a cost of $12,000 to $15,000 to repair all the issues; PHOTOS4/2/2018 - Reply from Clayton promising to make needed repairs4/3/2018 - Clayton Morris emails me that he is checking out the house this morning with his team; that it’s a good property and that OP will fix it on their dime.

@Gino Barbaro- Lastly, I was told that if I am going to rent it anything more than 30 days, I can still do it without any permit requirements. 

We've had 2 units rented long-term at our MTR rate which seems like a homerun to us because we have no vacancy, cleanings, turns, etc.

I'd leave a message and tell them since they have not responded to your multiple inquiries and you have not received the rent they collected in a timely manner, that you will be contacting your lawyer as well as the licensing board to file a complaint.

also if you are closing on the 19th, you need prorated rent from the seller for July 19th to July 30-again that is your money, not the sellers.

I also think that the average rents aren't forgiving enough to offset normal capex.

We rent it short term in the summer and mid term fall through spring.

As to maintenance while rented- hard to say.
