If the ONLY reason you write a $10k extra principal reduction check to your lender is to pull that exact same $10k back out in a cash-out refinance, you're probably going to be losing money after closing costs.

Even if it is a small percentage of potential buyers (which I want to believe is the case) that will not want to live next to a neighbor with LGBTQ flag, any potential reduction of buyer pool is undesired.My point is that it has some relevancy.

Off market, for me, usually can provide positive cash flow year one, and all the other good stuff year 2,3, etc (other good stuff being appreciation, depreciation, equity growth, principal reduction, tax mitigation etc).

With all the changes to local regulations (dropped the owner occupancy requirement, as well as other "poison pill" requirements) these units look nearly as good as a true multifamily to me, and often cost significantly less.
