We are definitely buy and hold minded, and get that Chicago may not be an ideal location for cash flowing like crazy, but we obviously don't want to be in the red right off the bat.

But the cost is 'somewhat' irrelevant to me as long as I know that the return can be multiples of that investment AS LONG AS I implement the tools & systems provided and KEEP GOING.One key thing you mentioned about the seminar you attended that immediately raises a red flag: "The whole seminar used emotional tools to lead you to believe you will never be successful without them and was fairly off putting to me." 

Based on my research, every area that I'm looking to invest in appears to be "red-hot".

Most properties in Pflugerville are red hot and selling 20%+ on the MLS.

What's crazy to me is how it's not only Austin, but also DFW, Houston AND San Antonio that are all red hot.

My surfing, west coast roots say Encinitas in North San Diego county.

Just bet your money on red or black.
