The best time to buy is around 6-12 months from now depending on COVID-19, random events and government actions. 

You could invest in Propstream, Propelio D4$ app, and an Investor Carrot site for a total of ~$225 which will save you a lot of time and generate some leads through SEO (via Investor Carrot Site).

Recent example, I purchased 2 fourplexes that generate a total of 5k a month in rent for $290k.

First and foremost, you need to generate some income, i.e. get a job, so you can save up enough for that initial down payment, plus enough for closing costs, cash reserves (in case something breaks and needs to be repaired). 

Rather than selling the current house, I have been thinking of alternate ways to make use of this property to generate a side income stream. 

I’m confident I’ll remained employed as a solid/proven revenue generator for the company.
