What makes a self-directed IRA custodian different is that they are not purely connected to the public exchanges and limited to investing in stocks, bonds and funds, but rather have the staff training and paperwork to document the IRA's investment in the more individualized transactions that occur when investing in real estate, notes and other non-traditional assets.

Look I'm not disagreeing but it needs to be added the value of a deduction is not purely based on timing.

This town is ripe for redevelopment as it has recently announced a new $4billion dollar Honda/LG battery factory that is currently under construction and opening in 2025 with 5k workers and more development in the same area.

Its purely networking and there will be some wholesalers there.

In other words, I spend my time on developing my portfolio, analyzing markets and other projects related to RE rather than dedicating time to vetting tenants, replacing smoke detector batteries, chasing a delinquent payment, administering paperwork (lots of it in Philly).
