A 3 unit building just came on the market in my area that I think looks promising.

What we looking for is simply - What returns where you promised (or did you project), did you achieve those returns over a multi year period, and what surprises came up along the way.Most importantly, knowing what you know now, would you do the same turnkey investment again?

That being said, I think a very clear lease written in layman's terms that lays out your expectations to the renter, as well as how you intend to handle situations (just don't promise more than you can/want to do) will go a long way into setting expectations.

This is what the owner is suggesting:"Give me $2000 now, and I promise that the piece of paper I give you will say that any vested interest I have in the property will become yours (even though I'm offering no proof that I have any in the first place, or who else might), and by the way, any Taxes and other Liens that are outstanding, er, of course I'll attend to them with the money you give me.

Let me ask you something: if a dude with a perfect manicure and bleach teeth came up to you and promised you that you could make huge money renting out portable toilets for construction sites and outdoor events, you might believe him if his numbers were convincing, right?

I have not done any deals yet but this one looks promising to me because the owner has a tenant in the property until September 2018 and the property only costs $10,000 so it seems like my risk is pretty low starting out.

I feel like you thought I was negating you and I promise I wasn't.

This Place is a Total Scam...Will not Follow through on any of its Promises and Ruenikia Williams is a Con Artist...They Gave me the run arounds and even wanted  passwords to my Experian, Transunion and Equifax Accounts 

Whether a promise with respect to the use of the land is real (runs with the land) as compared with personal depends upon the intent of the parties and the promise, to be determined in light of the circumstances. 

You aren't necessarily promised that the next boom will happen after every bust.
