IMO, if they initiated the payment on the 3rd, why rock the boat (especially if they are good tenants).

Generally the biggest concern is the lack of control and trust with GCs, but I  feel that we've done enough rehabs with them to have had established that trust and know that they produce good quality results, otherwise I would never consider it. 

We're not trying to add new 'Projects' and 'Causes' instead we just do things that produce some quick money to spend on the real project: investment.
