Leverage can have more safety at the bottom of that asset classes cycle.Where many went into big trouble is basing using leverage on an expected growth return that the market was going to keep moving up, up, up and even though they paid a lot for the property it would eventually turn into a deal.I am not against leverage used at the right point in a cycle.

I could probably get it for $20,000 and fair market value is probably around 70,000 to 75,000 if I were going to sell it. you really have to be careful with lead laws in certain states. here in california they can really hit you in the pocket book if it is not done properly. i actually had to take a lead safety class. there are companies who remove these things safely and they charge accordingly. is the paint chipping off ?
