I've always seen Cash as King and thus invested with the principle of demanding Cash Flow. 

Granted, I'm looking for retail clients and haven't tested this on investment properties but I'm sure the same principles could apply. 

The fixtures and materials might be different but in our modern market, there is no material that should ever go, even in a D-property, that falls apart with some use.I am not saying USREEB does not follow these principles - I don't know the company well enough.

Hands down the best books I have ever read about Multifamily investing (and I use the principles in these books to this day) are by Ken McElroy.

Are you talking about the exemptions for owners living in their properties 3 units and smaller as a principle residence?

The asset produces $5,400 of monthly income for us ($3,500 cash flow plus $1,900 principle pay down).

Also provided on year 6 is the first of 4 refunds payments of your initial investment, year 6 through 9 your will receive 25% return of principle each year and continue to receive the credits that cover maintenance and cleaning when you use the unit.  

The 1% rule, 50% rule, 70% BRRR rule, are all good reading and principles to understand.
