The compromise was much shallower talent pools.

I had the check in my hand on July 17th.Early last week someone else contacted me and said a couple of families were pooling money to pay the rent for September.

Pool properties see higher occupancy year round as we endure 90+ degree temperatures 7+ months out of the year. 

With Houston, Austin and DFW so much farther ahead of SA, it is a pool of opportunity.  

Let me give you an example: contrary to hotels, Short Term Rentals doesn’t have hundreds of people passing through a common area like a lobby, a restaurant, or a pool.

The high property taxes make cash flowing quite difficult, but the tenant pool is pretty great in those suburbs. 

It is beautiful, white trim, granite countertops, stainless steel appliances, the whole 9 yards with lots of great amenities as well (gym, outdoor pool, 24 hour concierge service, etc...). 

A lot of newer Utah townhouse communities have a pool and clubhouse, which translates to a $150+ monthly HOA fee that will eat into cash flow.. not to mention the rules they sometimes impose on certain communities around how many units can be rentals.There are some townhomes in west American Fork (basically Lehi, right on the border) that you can get a similarly priced, newly built property with 4 bedrooms and 3 full bathrooms.

(something like all the 3/2 with no pool will be offered $148/sq ft)From there we merge that data (mail merge) into our letter + purchase agreement, mail, & wait for the serious sellers to call us back.Sure there is more to it - but that's the idea.

Not sure why, but the FB marketplace has had the same effect; lower quality tenants seem to respond.However in my area, the population is dense and I find zillow and all its aggregators attract higher quality tenant pool.
