What exactly is the clog they are clearing and where is it in the line.If there is no physical blockage,  and the backup only occurs doing laundry, your tank needs to be pumped or your septic bed is at the end of it's life.

What I do is sell on a Lease Option to a Tenant Buyer getting $25k down and cash flowing the property for about $500 positive cash flow and the Tenant Buyer must wait at least one year and a day to exercise the Option.

@Jay Hinrichs I agree, being an out of state borrower they will be much less likely to lend, they want to get access to everything you own if you default, that is much harder to do if you live out of state, its gona be a lot of door knocking, to find someone that will play, I suggest @Jonathan West you go with your complete file, set a bunch of appointments, and physically meet with the lenders in there office, they will want to meet you face to face anyway, its much harder to say No to someone face to face, so if your track record looks good, its more likely someone will say yes.

The great part about REI is that there are many avenues you can take.As for investing in Texas, I would only invest in OOS markets if I had deep knowledge of the markets there, neighborhoods, metrics, physically walked properties and neighborhoods, use to live there in the past, etc.
