We're currently doing major cosmetic updates including fresh paint, new carpet and LVT throughout the unit, adding cabinet hardware, new countertops, sink and pull out faucets.

My opinion is that in a rental property, it's appropriate to buy wholesale, used, or scratched/dented appliances in a more entry level rental property.In a flip, if you're putting in new flooring, cabinets, countertops, paint, etc then you should also put in new appliances.
