Rent range $650-750(3br 1 bath) on some properties..Most above poverty line making $2500-3K a month...Most want affordable homes to live a certain lifestyle..Nice cars, clothes, travel,gamble (one pays for private school), etc.....so it varies...I require 3x rent...Better success for tenant and self...

Although you can be successful, I've dealt with numerous scams throughout the years.Zillow has been most helpful.If you have a decent portfolio of rentals, consider using companies like Showdigs or Tenant Turner.

.- There is no need for onerous IRS filing and reporting which accompany a typical FAPT such as the 3520, FinCen114 and numerous FATCA requirements.- The Trust is NOT limited to using one of the DAPT jurisdiction which continue to have damaging cases and are creating a very poor track record of actually protecting assets.- For 97% of the client, they will remain the Trustee of their Trust and may pass their assets and even the planning to their children.

It is for this very reason that I have, on numerous prior posts, advised that the "old" Owner/PM be instructed to send an introductory letter to the tenants, informing of new management, which would be followed up by a more detailed letter from the "new" Owner/PM, along with new Owner/PM sending termination notice at the earliest lawful date to end the old agreement.
