talked to the cpa he suggested that i need to set it up where all my llcs that own properties are managed by another llc that would take care of leases and rents etc and flow everything through to me eventually. but i dont think he knows how to do that 100% and how to unwind the mess i have now. 

Mostly turnkey besides general stuff like carpets. 

interactions of the work between contractors (say paint fell on finished carpet or finished flooring); drywall work puts the electrical problem; furnance goes out as some dirt through the vent and fries the circuit. 

There are two different subfloors being covered: concrete (300 sq ft) and the remainder (>1200 sq ft) is wood never finished that used to be covered with carpet.

The hardwood floors were covered with carpet and I couldn't even see them.

Did you think how it might affect your tenants  Short term renters can be disruptive ,noisy and messy .Also the frequent  turn over makes it less desirable for long term tenants 

Re-hab. 1st floor new kitchen and bath. 2nd floor carpet new bath.

All we had to do was paint the main floor and patch in some carpet in one of the bedrooms.

Animal urine, torn up carpet, scratches on doors and trim, chewed up trim, dug up lawn.What would it cost to repair?
