We are having trouble finding any property that meets the 1% rule, or any numbers that make sense to us for that matter.

@Logan LarochelleIt is pretty standard to pay for such a matter out of pocket and then settle with your insurer - this is why you have an operational reserve in the bank.  

It is not uncommon to spend $100K on a $500k property just fixing it to meet the comps.
