This property will cost you at minimum 50K per year to hold on to.If you are not interested in investing your equity none of this matters as long as you can afford to supplement your tenants rent. 

Don't laugh when I say that because every time I have a hard time renting out one of my properties.....no matter where the neighborhood is, I know I can advertise for Section 8 tenants and I will get dozens of qualified applicants in a hurry.

I appreciate that you love to follow people online, but many give wrong information either because they are wrong or because what applies in their state does not apply in yours.You must surround yourself with local investors.

Today, I saw one of the dogs on the deck. (1) She wouldn't have been approved had we been included in the vetting process, but we don't want to evict her (unless she stops paying rent). You have to INTEND to occupy and it has to make sense that you can (orders to the area, for example) and if you deploy, or PCS, or anything else for that matter, you can rent it out.  

With a 15-year loan, you are forced to make a higher payment no matter the circumstances.
