Back to your post, your post provides no context whatsoever about where it is located, what the comps look like and how relatable the comps are.

I would definitely love to hear more about what has worked for you and what some of the challenges you have faced are both with actual rehabs as well as locating and acquiring properties.

A few websites I've researched pegged Frisco as a good location to buy a property.

You did not mention it's location nor the demand for that area. 

Pearland is a larger medium-sized city located in the state of Texas.

Where is the deal located?

The other benefit of having someone travel to remote locations are to have a presence during major construction projects and to initiate and interview and inspect property managers.You would all know better than I would if there is value here. 

The property is new, located in a very good zone and in pretty good shape, the only problem I see is that the offices are huge; there are two bathrooms (70 and 80 SQFT),  245, 385, 355 and 185  SQFT offices,  150 SQFT waiting area and about 130 SQFT of halls. 1750 SQFT total.
