Received a $1M offer on a 16 unit building that I purchased back in March - leaving me with a nice profit.However, I am expecting 30% in short term capital gains between the state and federal and a prepayment penalty of $6000.00.Thus, unless I can 1031 into another deal...this transaction may be tough to put together.Any ideas on how I should source deals and find a way to defer my taxes?

My idea is to leave them as month-to-month for perhaps 6 months then if they are timely on payments, have them sign a new lease, but then it may be a good idea to have them sign a month to month lease right away to educate them on my expectations then another in a few months later at 12 month?

When I opened up in Charleston I imported my builder from Vegas and put him in business... and first thing he does and he is extremely good at this is he knocks doors makes friends with the neighbors figures out what he can buy them for little gifts and then the neighbors leave Mr.
