If you offered a well priced deal that a potential investor could make money on you'd be ahead of 99% of the wholesalers that exist today.

These deals are quite hard to find because most people would just list them, but they do exist.

Like I said though, make sure those opportunities exist first.

As far as buying in an LLC, that is probably hard to do without credit worthiness of an existing LLC.
