As far as door to door sales job, it would be a good opportunity to get face to face with people to advertise your investing business as well, however I don't think there would be a high conversion rate.

So its likely that by the time we close, they're leases will be up.Would you say it'd be better at that point to just let both end and start new being that their rent is so low currently?

The rents are super low in the other two units and I was thinking of moving them out, but because if is so difficult to evict right now I am thinking of giving them a shot.

As far as rehab estimate of $30K-- a new roof, 2 water heaters, mold remediation, and a punchlist of little fixes (ex: rehang doors)-- there won't be much budget left for anything else (especially if the foundation does in fact need work).

As far as all the other corporate credit songs I haven’t personally found one investor that has been buying and selling properties with genuine corporate credit.
