I'd continue to listen to the podcasts and stay involved in the forums too. 

If they are managing your online listings (whether AirBNB or VRBO or whatever) and having any involvement in collecting funds or acting as the property manager, they have crossed that line.  

Not to diminish their importance but aside from the legalities, ethics and complexities involved, if you have actually done subject to's, what are the overwhelming determining factors that would make a property a candidate for a subject to?

If it's the former getting your agent involved will be your best bet.

Fortunately, there is no HOA involved. 

If anybody is looking for handymen work my husband is providing some on the side when we are not currently involved in our own projects.

I have a very good friend that was snagged this way after being involved in a nasty lawsuit.

We want to do this as a second source of income and because we both have a passion for the work that is involved taking on an investment like flipping.
