To become a Broker you've got to have 2 years in the game, 40 transactions, a college degree, a physical office, a clean criminal history & I imagine some other stuff I can't think of off the top of my head.

Can you imagine if buyers had to pay for their own representation like they do in pretty much every other industry? 

It works all day long in just about any imaginable market.

I imagine that it's going to be very unlikely that they allow you to put a mobile home in a location that is zoned for single family.

Imagine a newbie wholesaler offering the seller a dream and hoping to sell to the sucker from California.

I imagine if she is about to close title (she said "settlement is approaching"), then the inspection period has passed, but in states where it is not included and there is just a physical property inspection (like NJ) a lawyer should always include that type of due diligence as part of the inspection period when preparing the rider, assuming that state provides for an attorney review period.

I gotta imagine that service contract isn't cheap and the CapEx to replace them is probably a scary big invoice.

So it sounds like you can still do the BRRRR method like you're imagining with this particular institution, you just have to wait 6 months to do it.
