Without realizing that his POA was not valid (until our trusted title company informed us of the incorrect documentation) we now have a contract with someone who cannot legally sell us the property.

Can anyone recommend any investor friendly title companies in Arizona?

Of the last 3 we bought 2 of them we found from approaching the owners directly, we saved ourselves allot of money by going directly to the title company and cutting out the realtor. 

@Ramon Mota  It's really the same as a normal RE transaction except you provide the financing and not a bank.The buyer gets title and ownership and you place a lien on the property, securing your interest.
