What's the biggest thing holding you back from getting started in today's market?

Question one is, does this sound like an inherently bad idea to anyone?

The hit on property taxes would be huge... so we continue to hold them in our own name, with a lot of liability insurance to try and protect us.  

It's usually a good idea to look for rental properties that require little to no rehab because of the timeframe needed to get a property rent ready before marketing it to find suitable tenants.Hope this helps. 

Use the earlier lease and earlier date if you must terminate her.Keep in mind this is a business and there's no room in business for holding grudges.

If you are really interested in syndications for later, start with The Hands-Off Investor by @Brian Burke to understand the parts of them, how to invest in them, which will give you an idea of why you would not ever want to run one, especially with no experience in the space. 

I know that running comps is something that needs practice to understand, but as somebody who is still learning, I like getting a rough idea through dealmachine/propstream.

Lots of investors hold their properties in an LLC for example.

Now that there in the listing, the next 3 photos are VERY important, they must HOLD the attention enough to then make it worth reading any further then that 3 seconds.

I am using an app for wholesale listings in my area but even those won't cash flow as buy/hold (it is more for fix/flip).
