To be honest, your question really boils down to, do you want to start rehabbing in San Diego?

Honestly for RE most of the Texas markets are just incredible right now.

Of course there may be a conflict of interest as they want to get your business, but I've found the ones I used to be pretty honest.

Honestly man- you are going to make mistakes.

I am working with @William Robison and he seems to be one of the more upfront/honest people that Ive dealt with thus far, although he can be a bit hard to reach at times Will always gets back to me.

Just be upfront with your seller and be honest about your intentions.

Although not a specialist in real estate law, my business partner is a lawyer and from our close scrutiny of the law in our state - we learned that you MUST be honest and cannot approach homeowners misleading them of your intentions. 

I honestly don't know so I guess I have a little research to do first.

To be honest the majority are not tenants we would want.  

As long as you were upfront and honest sounds to me like you did it right and are in the clear.
