There were so many little hidden costs like paying for a domain name, paying a para-legal for service contracts.

And right now we are rolling out a patented software program to find Hidden lots in exiting lost of record that sellers don't know about realtors don't know about.. we did two this month alone in Portland right off of MLS  we determined or mined for extra lots these will both be over 150k profits two deals ONE MONTH  5 minutes on our software.. 

We already paid off credit cards under his instruction and we already agreed to bring more money than we originally had agreed to.

The key is to really be able to spot, and unlock the hidden value of an asset (or create value).

Remember, there are forms, instructions, and publications. 

Obviously someone who used it and followed instructions on how to set it up properly and invested in doing all the tasks/procedures to set it up accordingly over time.

I wound up going with SoFi as they were very professional and no issues with everything they disclosed to me (no hidden fees).  

You know, when you decide to shore up the gutter and add a few extra screws and realize the facia board is too mushy and once you pull that off the soffit is also rotted but then you find out the rafter is rotted and all of the sudden you’ve peeled back a whole chunk of the house that was well hidden and didn’t catch the eye of the inspector and before you know it, another month goes by and not to mention an additional 10k that wasn’t in the budget.Make sure you have an inspection from someone who is familiar with fixer uppers and be there on the ground with them like a shadow behind them asking questions and pointing that big flashlight your bring along into all the dark corners.

I would need a bookkeeper do approximately 2 hours worth of Journal entries for some imporovements and need them done according to the instructions from your C.P.A

I would be concerned about what kind of damage is hidden underneath the cabinets, giving that there is some rot already.
