However, I do have to wonder, wouldn't the people buying these liens have aggregated some data to inform their future investing habits?

The secret to sourcing off-market deals is that it's a habit, not a "how to". 

If the seller doesn't want to fix the problem or drop the price then we walk with no harm no foul.As far as the "hoping a family moves out" that should be on the shoulder of the seller as a stipulation in buying the property.

Personally I like knowing we are offering a safe and habitable place to live for those who are less fortunate in Las Vegas and cannot afford to buy and/or are in a temporary position and prefer to rent.

After that first time, I implemented that habit into my morning routine now and I really look forward to doing it!

My current thoughts of what I could do to it:Get some portion of it habitable, or move a camper on site, or rebuild carriage house on property... make it my primary residence.Rennovate along the way.Get it in decent shape and take out a HELOC on the property for a handsome sum.Use heloc to finance pretty much any other flips I wanted to do.
