My clients and I personally have had no issues with tenants through Covid.

I had no clue, since my purpose was just the passive investor in this deal.

I made an offer on a duplex that needed some work but lost it to someone who had no inspection contingency. 

I closed a loan a year ago that had no monthly payments, just a balloon payment.

I had no idea about this and created an LLC, but have read about this PA exception in several places including posts from people here that know a lot more than I do.

I told him I had no idea what he was talking about and he seemed confused since he said the seller should have brought this up at closing.

This recently happened to my girlfriend:She was living in an apartment for a long time and she had a "friend" that had no place to live so out of the kindness of her heart, let her stay with her without being on the lease. 

Personally, I know of a couple of guys who do this service in town and they have had no issues with vacancies.

I have had no problem renting out my units at higher rents and to better quality residents over the years.
