As you can imagine that means the prices of RE  skyrocketed, but the rents did NOT grow at the same speed, because of many factors some of them are: Regulations  e.g. you can only increase the rent max 15 % in 3 years if you have same tenant and as long as tenant pays the rent you cannot kick them out only if you need the house for yourself.

I walked away from it after the loan got sold for a 3rd time.I would assume if NYS opened the reins and allowed the foreclosure process to speed up, there would be a good opportunity for investors to pick up properties.

Architects obviously run the gamut (like all professionals, for the most part) from good to exceptional, but as a general rule architects can add value to a project by: -Greater construction efficiency-Superior aesthetics/design-Understanding of regulations, codes, variances, etc (above and beyond a GC)   -Speed & efficiency-"Green" design or "Future-proofing" your house-A more holistic approach to the project or superior experience.

More then anything I feel bad for the owner because he is not going to have enough security to cover what a puppy "could" do in damages.We all know about professional tenants and this will just be another way they can  take advantage, I know some people do need the companionship of an animal to make life better and I can see an owner who does not allow pets that now has to let one person have a pet and that is fine but we should still legally be allowed as landlords to get security for an untrained animal in my mind.Of course these are all my personal opinion not professional, I have never broken the law (other then speeding lol) and I never plan to.Thanks for letting me vent on here folks, as all of us should we use this forum for help and you all gave me things to consider.

If the goal is speed as was mentioned in the OP then fix-and-flip projects will get you there quicker.
