Considering a 10+ unit residential commercial property if one already owns the land, has everything else in order: civil engineering, soil survey, Phase I, and architectural blueprints...if the owner was forced to sell due to lack of financing and or some other reason does having those things necessarily increase the value of the vacant land?

Last time I saw this I was in Greece in 2007, learning the flip game in an environment so out of whack that after the bottom fell out of the giant Ponzi scheme that the country had become, the Greeks were forced to admit the situation would take generations to fix.I'm not going to cry doom and gloom.

This has been impacting everything from new construction, to rehab projects and even quoted as being justification for some of the crazy bidding wars for existing homes.

But on the flip side, it’s a pain to keep track of HOAs as they accumulate and, like Dawn mentioned, I have two properties right now where the HOA is trying to force out landlords.
