After watching Rent-A-Paycheck deliver a washer and dryer to my rental (and after ensuring they did a proper hookup), and reading The Landlord's Survival Guide, I'm thinking that there must be a way to balance acceptable risk of repair with increased profits.The Survival Guide suggests making different "package" levels, the equivalent of, say, a small, medium, or large fast-food meal.

I agree with you Joel, while 21 units typically draw in certain kinds of tenants, I believe it still can be rewarding if we are careful.

Once I hit a certain level of profit, I'd like to come up with a way to reward him for having hopefully contributed to a successful flip (bargaining with subs, looking for ways to cut costs, etc.), so my plan was to give him an increasing cut of the profit as it grows (and have it cap out at a certain point.)
