I am looking to get more into the mortgage note business but feel if I can buy properties at a huge discount the create my own notes I would be better off then buying someone else’s note. 

I'm leaning towards the SF home, but my wife is wary of spending that much on a SF home and feels more comfortable spending far less ($200k or less) on a mobile home.

I prefer solid long-term tenants, as turnovers are a pain, especially if you’re self-managing, so worth the slightly lower amount to me.

I’ve never missed a payment so I feel there are certain exceptions to being “unqualified”  

Oddly enough, I actually made an offer 48 hours after the property hit the market and the best I can gather from their agent is that since they own the property outright, they feel that by offering bond for deed they can get their full asking price.

Lucky loses to statistics/probability with more units and time.I feel like the larger you scale the less sense using a property manager makes.
