You can drive around town looking for properties that looks distressed, put up signs, let your friends/family know you buy houses, look online, etc. 

He told me that his family growing up was quite poor - he grew up in government subsidized housing.

There are two important things to remember here: first, you cannot selectively pick tenants without children, as that is discrimination against families in the state of Massachusetts, and second, you really need to make sure you can afford to complete the lead removal prior to listing it.

This will be a vacation home for my family and a STR when not in use by us.
