I would recommend you leave yourself some room in the numbers when you go to refinance out of the HML and have some extra cash on the side just in case.

Best case scenario, the county lets us keep the extra square footage and grandfathers the garage in.

I want to invest in real estate, but I don’t have any extra money.

The town I live in is very small and half of the population is US military so most of the Real Estate is US style homes for rent, can't say that I have much knowledge on any else. 

One thing to also consider in this is the housing allowance received due to being in the military which is an extra income.If I left out any information you guys need to help me, please let me know.

The idea is to give it for rent.Think that terraces for offices will not pay off but it is a very nice looking match and want to make an offer.Sellers want a price for the terrace that is 1/3 of the office one per sq feet.I think it should be around 1/10 since renters will not pay more than that as an extra I gues.
