I know there's a redemption period before you can foreclose if the original owner does not pay the back taxes but this may be an option to explore to get your foot in the investment door.

I would not even consider what you are suggesting until after he has explored the HELOC option.

Hello all,I am part of a consortium of investors in WA state seeking to invest/purchase notes in the following areas:2nd lien notes:  nationwide1st lien notes:  WA state onlyWe have recently purchased a WA 1st lien note from Kondaur Capital but these guys don't have that many WA 1st notes to sell and their reputation within the notes industry isn't unblemished, to say the least.

Also, I have been exploring online lead gen. more and more recently.

Between a potential 10% (with risk of up to -100%), and a safer 5% with a reputable company like Goldman Sacks, I will take 5% with GS in a heartbeat.......For me to invest in a private individual, I need 50% equity in FIRST position....Short of that, here is the door... period...
