As Leah said, I use Zillow as well is free and gives you multiple sites and exposure it also has a new feature were you can use their website to send them an application and they will pay for it online and you will be able to review all attached paperwork and credit report.

The unfortunate thing here is that investment properties foreclose at a higher rate than primary homes so many banks just don't want the exposure to this.

There is at least 3 niches where the primary marketing is best off the mls, and at least a half dozen scenarios where maximum exposure is not in the sellers interest.This policy was largely directed at my specific location the mls, and a poll in our board found 76% of members are against the policy.
