I haven't read the posting at the link you provided, nor have I done this or any wholesaling either, but if this would be done by the wholesaler taking some form of equity position in the property, in lieu of collecting a wholesale fee, then I would think that this would be addressed in the deed showing the form of ownership as well as identifying the owners of the property (as well as some other partnership agreements/documents detailing ownership structure and management responsibilities).

DTI= $55K/$108K = about 50%From reading, it seems to me that part of the reason banks take 25% off of the gross income is to cover for PITI, so it would seem redundant to count it again as in example 1 above.

It's a good contract, most tenants have seen it before and are comfortable to sign it and most important, the eviction court knows it well and does not have to start reading it, because it's something homemmade by a family lawyer!

@Curtis Deckard, I DON'T like the "down payment" (only) idea, because from every account I've read, Lenders take a VERY dim view of your deposit ALSO being borrowed.
