What was your first property?

I liked the idea of multiple tenants because a single vacancy doesn't result in you eating the whole mortgage.If I had it to do over, 20 years ago, I would have bought a duplex and lived in one side and rented out the other.

If he has renters insurance that will cover the damage and he is willing to submit a claim fine, but otherwise either file an insurance claim with your insurance company or just eat the loss.
