My understanding is that essentially investors can write passive income they receive from funds/syndications off as a loss so that they don’t have to pay any taxes on it.

I think estimating  these rehabs, which is essential to the mathematics of determining a proper price to offer your distressed seller and a big reason wholesalers get a bad rep, for a reasonable cost could make or break the beginning wholesaler.

I've got a "special deal" since i'm an experience RE agent and not only know the basics already but can negotiate..lol...Some people have no clue on how to write the contract or what the EMD is and they need to go through the essential education...I don't buy anything what comes my way unless it makes sense, but I do believe in constant education and mentoring.
