There's lots of ways to set these up, obviously, and I'm just wondering what people have done that has been a win win for everyone.  

All of AZ will be bid down on the percentage of interest so you may find some great houses or residential structures and in bidding them down get the tax liens at a less than a 4% interest rate as the winning bidder.  

And discovered that somehow the backdoor was unlocked.  

In my area the county does not assign the tax deed to the auction winner until about 30 days after the sale.  They also do not let you collect rents, evict or basically look or think about the property after the sale ...

Water Damage is excluded under the Basic Form.If a vacant property is neglected by a property owner or manager, substantial mold growth may already be present by the time a water issue is discovered.
