We need your help to determine where the issue lies. 

So I’m looking to get a contract signed on a wholesale deal and the property is in 6 peoples name (mom has 50%, kids each have 10%).

I recently just got the deed to a house that appears abandon but it has a no trespassing sign!!

Me along with a partner have put ourselves out there to get started with what we initially thought was just wholesaling including marketing via signs and direct mailers focused on pre foreclosures.

There are also 'loan guarantors' (or 'key principals' KPs) who get compensated for signing on the (non-recourse) loan and bringing their net worth to qualify for the financing (i.e. they get a share of the general partnership).

@Jeff Marciniak from the sound of the initial post, I would probably either sign a six month lease to get through the winter, or I would move on from this tenant.

He was not fully aware of what his wife was doing when they signed the original lease, but I reviewed the lease and both he and his wife signed it.2.He stated that he was military and that there are stipulations other than receiving new orders to a new base that allow him to break the lease, he gave TDY as an example.

Unless there is something specified in the contract/agreement you signed with the property management company, that money is yours/your responsibility. 

As far as determining the going rental rate for the area, know that in Lubbock, we’re in the off-season now.

We are currently waiting for TOPAs to be signed, which has been going on for almost a month.
